Speculative suites offer more than just speed to market – they’re an opportunity to rethink how we work, what we value, and how design can shape the experience of the workplace. At 255 George Street, in one of Sydney’s most sought-after A-grade towers, Studio P3 has transformed two contiguous floors into four high-performing office suites that draw on the world of hospitality design to create truly engaging workspaces – with Milliken floor coverings offering a foundation that ties each suite together while allowing its own identity to emerge.
“The overall driver for the suites was to ensure speed to market,” says Studio P3 Director Pablo Albani. “But the current landscape is saturated with speculative suites, so our vision was to stand out. We wanted the spaces to have an elevated feel to them with an overlay of hospitality – and to create a product that was new and fresh.”
Each suite responds to the vibrant CBD location and the identity of the base building, while maintaining its own distinctive atmosphere through a carefully considered palette. In one suite, the organic geometrics of Distinct Forms, Construction design in Horizon Tan provide what Albani describes as “visual relief, personality and differentiation”, while another uses the textured stone aesthetic of Mixed Formations- Made of Stone in Open Fragments to evoke a more grounded, natural feel. Circular Relationships – a richly expressive collection inspired by the dramatic landscapes of New Zealand – adds further depth and movement, reinforcing Studio P3’s ambition to create flexible spaces with broad market appeal. “Part of the successful design is to offer broad appeal,” says Albani. “So, our design philosophy is to create spaces that are not only fresh but are also timeless.”

This synergy with Milliken extended to the design and construction process itself. “The Milliken team was highly collaborative and supported our design process” recalls Albani.
For a speculative office project, success is measured not only in design outcome but in market uptake – and the 255 George Street suites delivered on both fronts, with the suites rapidly leased following completion. “The most rewarding thing about this project has been the repeated positive feedback we have received across the industry,” says Albani. “It’s been a benchmark project for Studio P3 that has underpinned the relationship we have with Mirvac – and Milliken’s timeless aesthetic was a perfect way to complement what we were trying to achieve.”
