LaSalle Investment Management appointed us to deliver a 13,000 sq ft Cat A+ fit-out across two floors at Greycoat Stores, a regenerated Victorian warehouse in central London. With no specific tenant in mind, the challenge was to create a contemporary space that would appeal to a broad audience of prospective occupiers while honouring the building’s historic character. The design needed to be simple and versatile enough to suit a variety of businesses, yet still feel welcoming, considered, and full of personality.
Taking inspiration from the beautifully restored basebuild, which features exposed brick, deep red painted steels with exposed rivets, and warm timber finishes, the design direction embraced these industrial features and layered in rich blue tones and playful tiling to bring a modern, elevated edge to the scheme. The focus was on preserving and enhancing the building’s unique charm while delivering a thoughtfully zoned layout that supports a variety of working styles, from focused individual work to informal collaboration and formal meetings.
The result is a warm, sophisticated workspace with a distinctive clubhouse atmosphere. A wow-factor reception lounge sets the tone on arrival, creating an immediate sense of quality and welcome. Beyond this, a high-end meeting suite and a series of adaptable working areas cater to a wide range of professional needs, giving tenants the flexibility to use the space in ways that best suit their teams and operations. The overall fit out includes feature lighting, mechanical and electrical installations, bespoke joinery, flooring, partitioning, planting, AV, and furniture, all carefully selected and integrated to create a coherent and high-quality finish.
One of the key achievements of this project was striking the balance between character and neutrality. The design gives the space a strong sense of identity, rooted in the building’s heritage, without imposing any specific branding before a tenant moves in. This makes it easy for prospective occupiers to imagine themselves in the space and to see how it could work for their business needs.
By layering in just the right amount of personality, Greycoat Stores now provides an inviting and aspirational environment that enhances the building’s market positioning. The warm, characterful design has increased its appeal and is supporting faster lets for our client, demonstrating the commercial value of thoughtful design that respects heritage while delivering the flexibility and finish expected by today’s occupiers. It is a space that feels both authentic and contemporary, offering a dual-purpose headquarters environment built for performance, collaboration, and future-focused innovation.
