No.3 Embankment is a 35,000 sq ft commercial office repositioning project in Leeds, transforming an ageing multi-tenant office building into a contemporary workplace destination designed to attract and retain occupiers in an increasingly competitive market.
Working closely with the landlord team, the design strategy focused on maximising the impact of the building’s shared amenity spaces, creating an experience-led environment that would appeal to modern occupiers while improving the overall commercial viability of the asset.
The project included the complete redesign of the arrival experience, business lounge, meeting facilities, wellness amenities, shower and changing facilities, secure cycle storage, external courtyard and all five CAT A office floors. Rather than treating these spaces as isolated interventions, the design creates a consistent journey throughout the building, giving No.3 Embankment a distinct identity and sense of place.
Drawing inspiration from the hospitality sector, the reception and business lounge were conceived as flexible, welcoming environments where occupiers can meet, work, collaborate or relax throughout the day. Bespoke joinery, feature lighting, integrated planting and carefully curated material selections help create a warm and sophisticated atmosphere that moves away from the traditional corporate office aesthetic.
A key challenge was delivering a high-impact transformation while working within the constraints of an existing building and a carefully managed budget. The design team focused investment on highly visible occupier-facing spaces, combining bespoke elements with commercially practical solutions to maximise value without compromising the overall vision.
The result is a workplace environment that feels contemporary, premium and highly functional. Since completion, the repositioned building has significantly enhanced its market appeal, providing prospective tenants with a workplace experience that extends beyond the office floorplate itself. No.3 Embankment demonstrates how thoughtful design can elevate an existing asset, creating a destination that supports occupier wellbeing, encourages collaboration and strengthens long-term leasing potential.
