London-based dMFK Architects has completed the retrofit of 67 and 68 Grosvenor Street for Grosvenor, creating a 16,000 sq ft high-quality workplace including a new reception, club lounge, updated landscaped courtyard, and hospitality-grade end of journey facilities. The work rationalises the interiors of the two six-storey buildings, while drawing from the origins of the original Georgian townhouses for design inspiration.

67 and 68 Grosvenor Street, both first built in the 1720s as part of the development of Mayfair by the Grosvenor Estate, were combined into one property in the 1950s with the wider shift from domestic to commercial use throughout the area over this period. Much of the historic fabric and original layout was lost during this conversion.

dMFK’s retrofit has revealed the original character of the Georgian townhouses, rationalised the interiors to better express the two properties as a single, coherent whole, and repositioned the building as prime workspace rooted in its Mayfair location. The workspace, now referred to as 67 Grosvenor Street, is operated by The Arterial Group.

The tired external façade has been updated and repaired in line with the principles of the Mayfair Conservation Area, using a light-touch, respectful approach.

The inner courtyard, a rare scale in Mayfair due to the combination of two properties, has become a focus for intervention, creating a new and welcoming hub for office users to enjoy. A mature London Plane tree has been retained and celebrated as a centrepiece of the courtyard, with seating and planters built into the surrounding garden walls. A mix of small nooks and seating areas for larger groups makes the garden genuinely usable for a range of users, from day-to-day work to evening events.

The series of small, cellular rooms have been replaced with generous, flexible floorplates fit for modern office use. The interiors draw from the building’s residential past, reintroducing high-quality, tactile materials such as warm timber, stone surfaces, burgundy tiling and carefully detailed joinery – together creating a continuous design thread throughout. A two-tone timber treatment, using plantation teak framed with a darker stained oak, is designed to bring depth, tactility, and character to the space.

With MEP and services moved from the ceiling to internal walls, the large floor-to-ceiling heights have been retained, while also creating wall voids with generous space for deep joinery units.

By honouring the building’s history as a residential property, a domesticity of scale is brought to the project, cultivating a comfortable, calm and welcoming environment. The workplace now offers a variety of spaces to work from focus booths and lounge seating to a mix of meeting room sizes. Furniture and materials were carefully specified for the space in collaboration with SCP.

In line with modern tenant demands, high-quality hospitality-style amenities have been delivered including a club lounge, bar, flexible work areas and shared meeting rooms. The project now features new vanity facilities with generous showers and changing areas, detailed with the same high quality, robust materiality as the rest of the interiors.
