PMG Group was commissioned by Dexus to design and construct a speculative suite on Level 7, 123 Albert Street in Brisbane, offering a distinctive market presence to attract potential tenants.

Due to budget considerations and sustainability goals, reusing the existing built form where possible was a key priority. The objective was to create a refurbishment that presented as a cohesive, newly built speculative suite. Through strategic space planning, thoughtful material selection, and meticulous detailing, PMG Group delivered a spec suite that embodies sophistication, depth, and a distinctive design intent.

Inspired by the rich heritage of Perry House, the adjacent heritage-listed building, the design draws on its rustic brick façades and segmental window arches, visible through the tenancy’s north-facing windows. Terracotta tones, deep greens, and natural materials reflect this historic character, while contemporary detailing ensures a sophisticated and inviting atmosphere. The concept seamlessly blends the legacy of Perry House with a modern interior, creating a space that feels both timeless and fresh.

A Grand First Impression
Upon arrival, visitors are greeted by a striking reception counter that doubles as both a welcome point and sign-in station. The design, anchored by warm terracotta floor tiles, establishes an inviting and sophisticated tone. A feature coffered ceiling adorned with textured pendant lighting introduces a touch of mid-century elegance, while a grand segmental portal framing the meeting room creates a visual connection to the arched windows of the historic Perry House.

Support Hubs
Adjacent to the entry, custom touchdown and collaboration zones offer flexible spaces that also function as a business lounge. Bespoke feature screens define the area, providing both visual cohesion and subtle separation between front-of-house and back-of-house zones. These screens incorporate integrated artwork frames, allowing the art to become an intentional part of the design narrative.

Flexible Townhall Breakout Space
The expansive breakout area features flexible furniture that can be easily reconfigured for town hall-style gatherings. A large training room with sliding doors opens directly into the breakout zone, allowing the two spaces to combine seamlessly for larger events. Timber-look acoustic coffered ceilings create a visual link to the arrival area while enhancing the acoustic comfort of the space. Bespoke joinery, highlighted with mosaic tiles and a stone splashback surround, adds a distinctive mid-century-inspired character expressed through a modern lens. Views of the historic Perry House extend into the breakout space through the northern windows, further connecting the interior to its architectural context.
